Making Money on Internet

On Monday night, I watched my first, The Previous Phrase host Lawrence O’Donnell.
Despite the fact that O’Donnell laudably experimented with to concentrate the audience’s awareness onand hopefully final, Charlie Sheen trainwreck interview, courtesy of the tragic undertow that threatens to pull Sheen beneath for excellent, I was overtaken, not from the pulling on the thread, and the voracious audience he serves. It didn’t make me depressing, it designed me angry.

Regarding celebrities, we will be a heartless nation, basking within their misfortunes like nude sunbathers at Schadenfreude Seaside. The impulse is understandable, to some diploma. It may be grating to listen to complaints from consumers who like privileges that many of us cannot even think about. For those who can’t muster up some compassion for Charlie Sheen, who can make more bucks for any day’s get the job done than many of us will make inside of a decade’s time, I guess I can’t blame you.



With all the rapid tempo of events on the net along with the material revolution sparked by the On-line, it is very simple and easy for that know-how industry to feel it’s exclusive: continuously breaking new ground and carrying out stuff that no one has ever before achieved before.

More importantly, it was the first company to embrace the idea of developing a user experience layer in order to differentiate itself from the commodity OS-based hardware devices that would flood the market. So, it came up with HTC Sense. A lot of credit for this unique sensibility should go to Horace Luke, HTC’s chief innovation officer, who has been the lightening rod behind the company’s design philosophy.


Perhaps that’s why I’m amazed he allowed HTC to release the abominations that are being called HTC’s Facebook phones. These are essentially nothing but regular HTC devices with a dedicated button for Facebook, which provides:


one-touch access to your friends and family. With a simple touch of the Facebook button, your network is immediately privy to the song you’re listening to, the new restaurant you’re checking out or interesting website you’ve stumbled upon.


These aren’t really Facebook phones, which are a whole different beast, and will be game changers when they come to market. If you want to know what a real Facebook Phone will look like – let’s just say it won’t be anything like HTC ChaCha or HTC Salsa. Kevin Tofel pointed out, “aside from the dedicated hardware button, many of the Facebook integrations are already available in widgets or natively in Android.” As I wrote earlier, a real Facebook phone will be a phone that embeds Facebook services in the very core of the phone and uses a Facebook user experience layer.


What these phones seem to be is a marketing gimmick cooked up by the marketing department at HTC and not the innovators. I can guarantee you Apple would never pull a cheesy move like this. Remember the long-forgotten days when Motorola introduced an iTunes phone? Well, we saw how that worked out.


This move by HTC reminds me of the late-90s, when the Internet mania was in full swing. Many companies were jostling for pole position and ended up paying a lot of money to PC makers to place their Internet access software or browser software on the desktop. Others went so far as to bake these Internet software/services into their devices via dedicated buttons. PC makers made those moves by sacrificing the needs of their primary customers and letting the greed get the better of them.


This time around, the situation is entirely different. Hardware makers are leveraging hot Internet brands to differentiate themselves and sell their increasingly commoditized hardware. By building a Facebook button, HTC is essentially trying to anoint Facebook as the social network of choice.


What happens if Facebook becomes less popular and something else pops up? Will HTC make a phone dedicated to that service? Will we soon see a Twitter button, an Angry Birds button, and a Bing button? Or all of them? Will HTC soon be selling hundreds of different models, each with dedicated button? If yes, how will they bring them to market?


The sad part is, now that HTC has gone ahead and done this, it’s almost a certainty that others are going to copy them and start rolling out phones with dedicated buttons. It won’t be good for the overall smartphone market.


The idea of dedicated buttons goes against the very design philosophy behind smartphone platforms. I believe smartphones are blank canvases meant to be hyper-personalized by average Joes and Janes, who download the apps they want and make the device fit their life. I am sorry, HTC; I don’t want you or anyone else making a choice for me via dedicated buttons.

If you’re like me, then you have a music library that’s ungainly and a tad unorganized. For some odd reason, many of the tunes you’ve gathered over the years have missing tags or cover art. Until recently, I had a tough time trying to clean it all up. Then I discovered TuneUp, which works on both Macs and PCs. It’s like sending your expensive shirts for French laundry, except for music. It fixes everything. The free version has advertising, while the premium service costs $29.95, with a yearly renewal fee of $19.95.

In his New York Times column complaining about Huffington Post and the new economics of content competition, I think David Carr makes two understandable but fundamentally fallacious assumptions about news and media: that the value in journalism is in content and that making content must be work. Because that's the way it used to be.



In their op-ed the next day in the New York Times complaining about copyright losing its hardness, Scott Turow, Paul Aiken, and James Shapiro extend the error to entertainment, assuming that content is entertainment and content is what content makers make.



Not necessarily.



Pull back to view the true value of these things: information, knowledge, enlightenment, amusement, experience, engagement. Content can be and has been a vessel to deliver their worth. But it is not the only one. That is the lesson of the internet -- indeed, of Huffington Post itself. I have argued that the New York Times, the Washington Post, CNN, the BBC, and other media should have but never would have started the Huffington Post because they, like the gentlemen above, still see content as value in itself and further believe that content is their own franchise (granted by their control of the means of production and distribution). So the benefits of content cannot come from others -- bloggers, commenters, citizens, amateurs -- as new wine in new casks. They instead want to put their old wine in the new skins (witness The Daily).



That is why old media people are missing new opportunities. It's not about the content (stupid). It's about the value.



We can be informed now by many means: by our neighbors telling us what they know, enabled to do so by the net, at a marginal cost of zero, doing so not because it is work (and work must be paid) but because this is what neighbors do for each other. We can be entertained by many means: by clever people making songs and shows and telling stories because they love doing so and because they are compensated in attention rather than royalties (and that attention may well lead to money when they can finally detour around the gauntlet of old media's closed ways to find audiences on their own).



Why do people write on Huffington Post? Because they can. Because they give a shit. Because they like the attention and conversation. Because they couldn't before. Why do they sing their songs on YouTube? Same reasons.



Is there still a role for the journalist, the professional, the artist in this? Perhaps. I think so. That's why I am teaching journalism school. But I'm not necessarily teaching them to make content. That is now only one of many, many ways to meet the goals of adding value to information, time, and society. Some of my entrepreneurial journalism students are, for example, creating businesses that will use data to impart information; they will add value by gathering and analyzing it and making it possible for you to find the intersecting points that matter to you. Other of my students are creating platforms for you to get more value out of your own data. Others are creating platforms for people to connect around interests and make and find their own value. Others are finding new ways to sustain reporting and the making of content. They are all valid if they bring value.



If you concentrate on the value, not the form -- content -- then the possibilities explode.

... abetted by a handful of law professors and other experts who have made careers of fashioning counterintuitive arguments holding that copyright impedes creativity and progress. Their theory is that if we severely weaken copyright protections, innovation will truly flourish. It's a seductive thought, but it ignores centuries of scientific and technological progress based on the principle that a creative person should have some assurance of being rewarded for his innovative work.


No, I'd say rather that there are more ways to open up value. If Wikipedia were copyrighted by a publisher, it never would have become Wikipedia because it would be owned, not shared. We now have a new means to collect value rather than merely to own content.



I remember at the DLD conference a few years ago when Wikipedia founder Jimmy Wales defended himself from a ninja-knife-wielding Jason Calacanis over paying people to contribute to online resources. Calacanis, like Carr, called it work. Wales instead likened it to a pickup game of basketball. Viewed from a distance, basketball certainly looks like work; they sweat enough. So why don't we demand that they be paid? Why aren't we lamenting the loss of a marketplace for their value? Because that's not where the value is. It's in the fun.



Granted, what's done with that fun -- how it is exploited -- is relevant. If I start charging admission to watch you play basketball -- it is great content, after all -- or if I put sponsors' banners on the court -- you did draw an audience -- you might want a cut. If you can get it -- if you can show that there aren't a million competitors for court time in an open marketplace -- great! But what if the gate or the ads merely support my ability to provide free court time to you or free uniforms to your town-team kids? The economics are not necessarily sweat = work = product = pay. Neither is it any longer true that owning the expensive means of production and distribution assures a return on that investment. There are other expressions of value.



The truth is that Huffington Post recognizes the value of professionalism. I've lately recalled Arianna Huffington talking with Guardian editor-in-chief Alan Rusbridger in London a few years ago when he -- with native irony, in front of his reporters -- asked why the hell she was hiring reporters, who are a pain in the ass to manage and expensive to boot. Because their stories get more traffic, she said. They add value. That's why she has editors and curators. They add value. That's why she has technologists who make the Huffington Post such a social experience. They enable value.



That's what I'm teaching my entrepreneurial students: add value. And be efficient: take advantage of the free exchange that is already happening -- the free and open platforms and the information that now easily passes on them. Then put your precious resources where you most add value. Do that before you even think of extracting value. There are the new economics of what we used to think of as content.

Being Right or Making Money

You too can be a U.S. Senator from Arizona, Just follow these easy steps:


1. Get yourself shot down over enemy territory (okay, not that easy, but doable)


2. Get out of the Hanoi Hilton in one piece (not that easy, either, although when you’re the son of a Navy Admiral the VC and NVA are going to realize that you’re a hell of a lot more valuable as collateral alive and in one piece as opposed to buried in a rice paddy)


3. Get back to the states. Get your head straight.


4. Pick a state with a large plurality of readily impressionable tea bagger types. (White, retired, conservative, exceptionally jingoistic)


5. Move to that state. File to run at first opportunity.


6. Remind voters at every turn about your war service (okay, no problem here) and how patriotic you are. Hmmm. Slight technical problem: Jimmy Stewart and George McGovern were both bomber captains in WWII. Exceptionally dangerous duty, with some of the highest casualty rates of any of the services in the war. Both survived without ever getting shot down. Does this make these two gentlemen any less patriotic, especially since both were fairly liberal politically?


7. Get elected to first office. Start climbing political ladder. Once again not especially easy, but judging from the class of 2010 on the right, probably not nearly as hard as one might think.


8. Dump our first wife when your name starts to get some star power. Start looking for some high priced dame with money. Once again, something that gets a lot easier when you start getting the other perks of national office.


9. Flirt with whatever ideas seem to be momentarily popular.


10. Occasionally go against parts of your own party. Identify yourself as a maverick.


11. Set your sights on the big prize: the mansion on Pennsylvania Avenue.


12. Lose the nomination to a scion of a big political family with a political machine behind him that paled anything ever put forward by Boss Daley, Pendergrast or Tammany Hall. Quietly seethe when they trash your name politically and start whisper campaign in the deep south that your adopted daughter is actually the result of an illicit tryst between you and a black woman.


13.Do slow burn for eight long years while this know nothing creep takes your place in the White House and basically trashes the joint, poisoning the well for the next GOP nominee.


14. Play the part of the loyal party stooge even if you would secretly like to send this tool and his political brain both to Hanoi for a couple of years R and R in the same little cell where you got to enjoy North Vietnamese hospitality. All while trying not to remind yourself that neither one of these two dirtbags ever came any closer to Vietnam (despite being of the age group that coincided with the peak years of the war) than occasionally eating at Vietnamese restaurants in DC, Salt Lake City or Houston.


15. Eat a freight train sized load of s*** by going to the White House and seeking the blessings of the two who did the most to deprive you of the GOP nomination and damage your reputation in the national party. Basically donning the knee pads and kissing the ring of Bush’s brain.


16. Start campaigning hard. Bring in consultant groups that identify the base elements needed to win.


17. Start to abandon whatever principles you have ever had. Change your positions on major issues with every new poll. Tack hard to the right on nearly every major social issue.


18. Refuse to criticize the current administration. Even when it is revealed that they have ignored the Geneva Convention and condoned torture. Ignore your own experiences in Vietnam, and / or any concerns about captured U.S. troops being tortured in retaliation for an indefensible U.S. policy.


19. Allow hard right elements in your own party to force you to accept as a running mate a femme fatale with virtually zero national political experience, no knowledge of national or international affairs, and an ability to revel in her own ignorance.


20 Feign indifference to serious economic problems rocking country due to disastrous economic and foreign policy decisions of current administration.


21. Get your but handed back to you in the general election, despite campaign of GOP skullduggery.


22. Seethe some more when VP candidate gets turned into new media sensation by the same people who saddled you with her as a running mate. Let it be known that you consider her to be large part of reason for poor showing election.


23. Run against tea party candidate in primary by campaigning to prove that you can be of more reactionary and heartless than some political hack from Phoenix.


24. Return to step #11. Repeat all relevant steps as many times as necessary to achieve ultimate goal.


25. Ignore those who mention definition of insanity: doing the same thing over (repeatedly) while expecting a different result.

Last night in the State of the Union address, President Obama stated that “the only way to tackle our deficit is to cut excessive spending wherever we find it—in domestic spending, defense spending, health care spending, and spending through tax breaks and loopholes. This means further reducing health care costs, including programs like Medicare and Medicaid, which are the single biggest contributor to our long-term deficit. Health insurance reform will slow these rising costs.”


Is it possible that the President has already forgotten that the health care law included a massive expansion of the broken Medicaid entitlement? According to projected national health expenditures from the Office of the Actuary at the Centers for Medicare and Medicaid Services (CMS), Medicaid spending in 2019 will be $896.2 billion. Without the health care law, CMS projects that the amount would have been $802.4 billion.


This means that the President’s health care law will increase Medicaid spending by 12 percent or about $100 billion annually. The extra spending comes from the additional 18 million or so individuals—mostly non-disabled and non-elderly adults without children—who will now have taxpayers paying their health care bills through the Medicaid program.


Two central components of the law expand eligibility to the government-run Medicaid program and offer costly subsidies to an estimated 20 million individuals to purchase health insurance. With an increasing amount of health care subsidization, taxes will increase, but so will the demand for health care services. This problem is exacerbated because there is very limited out-of-pocket payment for Medicaid. The subsidies and the increased third-party payment will cause health spending to grow, not slow.


Medicaid is a broken program for many reasons. First, national spending on Medicaid has more than quintupled over the past two decades, and about 16 percent of the population is currently enrolled. A primary reason state budgets are out of whack is this explosive Medicaid growth and states’ responsibility to finance a portion of its programs costs.


Despite the massive increase in spending, many physicians fail to participate in the program because of low payment rates and a frustrating amount of paperwork. This causes many Medicaid beneficiaries to receive basic care services in the emergency room.


There is evidence that Medicaid provides beneficiaries with a low quality of care. A recent study from the University of Virginia found that Medicaid patients have worse surgical outcomes than individuals without insurance, even controlling for a multitude of personal characteristics.


Instead of doubling down on Medicaid and its existing structure, Washington should consider major structural reform for this troubled program. To start, the open-ended federal reimbursement of state Medicaid spending, which creates perverse incentives for states to grow their programs unsustainably, must be reformed. Last night in the State of the Union address, President Obama stated that “the only way to tackle our deficit is to cut excessive spending wherever we find it—in domestic spending, defense spending, health care spending, and spending through tax breaks and loopholes. This means further reducing health care costs, including programs like Medicare and Medicaid, which are the single biggest contributor to our long-term deficit. Health insurance reform will slow these rising costs.”


Is it possible that the President has already forgotten that the health care law included a massive expansion of the broken Medicaid entitlement? According to projected national health expenditures from the Office of the Actuary at the Centers for Medicare and Medicaid Services (CMS), Medicaid spending in 2019 will be $896.2 billion. Without the health care law, CMS projects that the amount would have been $802.4 billion.


This means that the President’s health care law will increase Medicaid spending by 12 percent or about $100 billion annually. The extra spending comes from the additional 18 million or so individuals—mostly non-disabled and non-elderly adults without children—who will now have taxpayers paying their health care bills through the Medicaid program.


Two central components of the law expand eligibility to the government-run Medicaid program and offer costly subsidies to an estimated 20 million individuals to purchase health insurance. With an increasing amount of health care subsidization, taxes will increase, but so will the demand for health care services. This problem is exacerbated because there is very limited out-of-pocket payment for Medicaid. The subsidies and the increased third-party payment will cause health spending to grow, not slow.


Medicaid is a broken program for many reasons. First, national spending on Medicaid has more than quintupled over the past two decades, and about 16 percent of the population is currently enrolled. A primary reason state budgets are out of whack is this explosive Medicaid growth and states’ responsibility to finance a portion of its programs costs.


Despite the massive increase in spending, many physicians fail to participate in the program because of low payment rates and a frustrating amount of paperwork. This causes many Medicaid beneficiaries to receive basic care services in the emergency room.


There is evidence that Medicaid provides beneficiaries with a low quality of care. A recent study from the University of Virginia found that Medicaid patients have worse surgical outcomes than individuals without insurance, even controlling for a multitude of personal characteristics.


Instead of doubling down on Medicaid and its existing structure, Washington should consider major structural reform for this troubled program. To start, the open-ended federal reimbursement of state Medicaid spending, which creates perverse incentives for states to grow their programs unsustainably, must be reformed. Then, taxpayer-financed assistance should be targeted to truly deserving individuals using market-based principles that better align incentives of providers, recipients, states, and taxpayers. This is the path to put Medicaid spending on a more sustainable course.

Making Money Online Forum




What to do with those coupons that you impulsively bought off of Groupon, Living Social, Ideeli, or any of the many other discounted ‘deal of the day’ sites? Sell ‘em!


That’s right, there’s a site for everything these days, and selling coupons, while initially relegated to online bulletin board sites, such as Craig’s List, have established their own re-sale sites and are open for business.


In case you’re not in the know about these daily deal sites, they provide a great, affordable way to discover what a city has to offer by selling heavily discounted deals for services and products in your area or online - With deals like Living Social’s Amazon price buster, offering a $20 gift card for $10 and surpassing one million gift cards sold, there are sure to be some “miss-buys.” You thought you wanted, or needed it, but in the end it was something you were never going to use.


After doing a little investigation, I came up with several names of deal for “resale” businesses, with a few emerging as the leaders of the pack. DealsGoRound, CoupRecoup, and Lifesta are suddenly making an impact in the market.


Yael Gavish, co-founder of Lifesta, says she saw a need for a forum focused on the aftermarket. She had a friend visiting her in New York, who had purchased a Groupon certificate. Unfortunately, when the friend arrived, they discovered the restaurant was closed for renovations. Her friend was out the money, but the idea was created.


"People buy daily deals and they all work on the impulse buy," explains Yael Gavish of Lifesta.com. "So you think you're definitely going to this, but then, it turns out that 20-40 percent of these daily deals are never really used." Their site has seen a monthly growth of 50 percent, mainly through word of mouth.


A great solution for “buyers remorse” if I ever saw one!

In Part I of my article "Making Money on Vacant Real Estate Properties", I discussed how you could find vacant real estate properties, gather valuable information, and then negotiate a good price. In Part II of my article, I discuss how you can best close the sale on your vacant property, successfully refurbish it, and then either sell or rent it.

Buying

Buying a real estate property for income generation is not like buying the house in which you live. There are several issues to consider, namely, cost of ownership, profit potential, and taxes.

Consider that, unlike the home in which you live, your income-generator is going to stand vacant for some time until it is fixed up and ready to either rent or sell. Those months of vacancy are going to cost you money in terms of mortgage, utility, insurance, and tax payments. Therefore, you don't want to get a house where the repairs are so extensive that it takes years for the house to become saleable. Likewise, you don't want to buy a house if you cannot afford to spend a significant amount of time on its repair.

Another thing to consider is how you plan to pay for the property. Unless you have cash on hand, you will need to refinance your current home or obtain a bank loan. While interest rates are low at the moment, banks have become leery of lending to people with less than stellar credit. Consider your credit history and your current ability to pay interest on a loan that might span a year or more- will you still be able to make the payments in the event of possible sickness or unemployment?

Many new real estate investors get in a lot of trouble when it comes time to estimate the profit potential of the purchased property. Vacant properties have been kept in a state of abandonment and disrepair, and even a generous estimate of rehabilitation costs may not account for the surprise discovery of extensive required repairs. This is why you need a profit window of at least 40% (some say 65%) when calculating the ARV (after repair value) of the property minus its repair, purchase, closing, mortgage, and other costs. Any smaller of a profit window could mean that you will walk away from the sale of your property completely even (or in debt).

Finally, take into account the amount in taxes that you will be charged for the future sale of the house. Depending on the state or province in which you live and where the house is sold, you will be charged a certain amount of capital gains tax. If you decide to "flip" your property (buying and selling a property in less than a year), capital gains taxes may be even higher. Some real estate investors work around this issue by forming a limited liability company (LLC) and charging their costs and taxes to the company. This usually reduces their tax liability if profits remain below a certain threshold.

Refurbishing

Vacant real estate properties will typically require up to $20,000 in repairs before becoming saleable. Costs of refurbishment may grow even higher if you hire out contractors and/or repair personnel. There are also permit costs, insurance costs, and inspection costs.

Should you do the repairs yourself or hire someone? There are pros and cons to either decision. If you can do your own repairs, you obviously save money on labor. However, if you don't fix something according to code, you will ensure major problems down the road. Also, if you have a day job and can only perform repairs at night and on weekends, your refurbishment project will drag on for months (or even years).

Hiring outside repair personnel or contractors ensures a professional job that is performed within code specifications. Even though you pay for the labor and need to ensure that the people hired are doing a good job, the job itself is done in a lot less time than it would take you. This means that you can sell your property quicker and move on towards your next deal.

It is best if the people you hire have been personally recommended by another real estate investor and rehabilitator. If not, first give them a small job and see how they do. If they do well, you can assign them to bigger tasks. If they do not perform the job satisfactorily, show them the door.

If you can afford it, hire licensed plumbers, electricians, carpenters, etc. Licensed professionals have worked hard to obtain their licenses and are therefore less likely to do shoddy work. They are more likely to be honest in their estimates and purchases, saving you the worry of being ripped off. Also, licensed professionals are more likely to be up to date on what jobs require a permit, an inspection, or additional rehabilitation.

You will need to decide how to pay your repair and contract personnel. It is advised that you use the "milestone" method of payment rather than a weekly rate of X dollars. This means that your crew will get paid an agreed upon amount of money only when the bathroom is officially finished, then when the kitchen is officially finished, and so on. Weekly payment is not advised because crews will be expecting payment even if they get behind on their work.

It is imperative that when hiring repair or contract personnel you stop by on a daily basis to inspect the work. Don't rely on their word or on a third party like a neighbor or friend. You are paying your people your hard-earned money; make sure they are also working hard to earn it.

Refurbishment of a property requires supplies as well as labor. You can pay your repair or contract personnel a bit extra so that they help you find the needed supplies or you can buy the supplies yourself. Depending on how much you trust your personnel, you may just give them gift cards to home improvements stores like Home Depot or Lowe's, asking that they give you all the receipts.

Don't try to sneak around the city and eschew obtaining work permits. This is especially important if you are planning on doing any kind of work on the property's structure, roof, electrical system, plumbing, and in some areas, windows. Some of the work you may be able to do on your own on the weekends, thus avoiding the need for permits, but you will be playing a cat and mouse game with the city. Furthermore, how will you justify the property changes when the home inspector comes by to assess your property at the sale?

Obtaining work permits is also imperative so that you avoid lawsuits in the future. If one of your refurbished properties has a personal injury, fire, or some other calamity, you may become liable for damages. Also, a disgruntled buyer may decide to sue you on the claim of shoddy work because you did your refurbishing without obtaining any city permits. It is best that you protect yourself by all means necessary, and that includes obtaining permits for the work performed.

Selling/Renting

As news spreads of the real estate property being refurbished, you will start getting calls and visits from interested buyers. Don't show the property to anyone until the work is at least 95% finished. Most home buyers do not have the imagination to make the leap from the ugly, gutted property standing in front of them to the newly finished home in which they would want to live. However, it doesn't hurt to get the names and numbers of interested parties. By lining up potential buyers now, you will be able to sell your finished property that much faster once everything is finished.

Once you are ready to show your remodeled property, it is your call whether or not you want to work with a realtor. Most realtors charge 6% for selling a property. You can accept that percentage or you can negotiate for a lower percentage- say, 3%. If the realtor has a problem with the 3% commission, you can meet him/her halfway by paying a listing service to place the house on the MLS (multiple listing service). Most realtors will take the lower commission, though- after all, 3% of something is still better than 6% of nothing.

Don't be afraid to set your own terms for the sale. State in your contract that a "qualified buyer" means a buyer who has had the underwriter already approve him/her for a loan. Give a specific window of time for the house closing, such as 30-45 days. If the buyer is using a mortgage broker, speak with that individual personally and tell him/her that if the buyer is not approved for a loan within a certain amount of time, you reserve the right to replace the buyer's mortgage broker with your own. That will provide the mortgage broker with additional incentive to make sure the property sale occurs as quickly as possible.

Alternatively, you may want to rent out the property for a while. In such a case, it is a good idea to have a renter's contract printed and signed before letting someone into your newly refurbished home. If you are just starting out with renting and renters, hire a lawyer to iron out details like the deposit amount, eviction conditions, and so on. Don't forget to ask prospective renters for (preferably three) references; a renter with a good rental history should have no problem finding ex-landlords to vouch for him/her.

Summary

Vacant real estate properties can be a great source of profit. It pays to keep certain costs in mind, though, like taxes, permits, and mortgages. Be firm in your negotiations, conduct your affairs legally, and don't forget to keep the bottom line in the picture. With sufficient time and practice, vacant property investment and rehabilitation may even become your main career focus.
